 Description of quality standards & fittings.
IMPORTANT NOTE

The Technical Management and Promoters reserve the right to alter the planned quality, as well as the distribution of floor space, facade or cross-section indicated in the drawings in the interest of the project.
FOUNDATIONS
-
Retaining walls, isolated footing, reinforced concrete braced beams.
STRUCTURE
- Consisting of a basic framework of reinforced concrete pillars and flat and edgewise beams.

Floor slab of the homes: Unidirectional ribbed type, light flat slab, for an on-site finish with a layer of mesh and compressed concrete.
- Reinforced slab for upper loads: Bi-directional ribbed type, light flat slab, for an on-site finish with a layer of mesh and compressed concrete.
DECKING
- Light concrete spread of a vapour barrier, layer of thermal insulation with sheets of extruded polystyrene, layer of geotextile, double layer of MORTER-PLAS type tar paper, geotextile and polythylene film.
- Flat decking: Pavement of ceramic tiling.
- Flat decking with gardens: Layer of drainage material, layer of filtration for retention of fines and substrate of red volcanic rock. Plantation of native species of vegetation and automatic irrigation system.
- Outside terraces: Pavement of ceramic tiling.
INSULATION
- Insulation against humidity.
- Waterproofing of foundations and retaining walls.
- Thermal and acoustic insulation.
FACADE
- Rough cast of cement mortar and sand, finished with a single coat type mortar.
- Trimmed and dressed in plaster with galvanised metal / PVC edge protectors.
- Base of concrete and irregular basal stonework places using traditional methods / Portuguese granite stone cladding.
WOODWORK
- Door for entry to the homes: EXTERIOR SERIES type, armoured with steel sheet metal interior covered with wood, with peephole, four security anchor points and spherical cast aluminium knob.
- Doors and cupboards in the homes: Carpentry in varnished wood.
PLUMBING & FITTINGS
- Independant service connection for each home.
- General water distribution network and drains: Polypropylene and PVC.
- Water distribution inside the homes: Polybutylene piping.
- Production of domestic hot water with electrical storage heater.
- Water outlets and drains for clothes and dish washers.
- Bathroom and washroom:
- Tap ware: BOADIES type mixer tap or similar.
- Washbasin, toilet and bidet: ROCA vitrified porcelain recessed in marble top.
- Bath and shower stall: Model PRINCES by ROCA or similar
- Kitchen:
- Tap ware: TEBISA type mixer tap or similar
- Sink: ROCA or similar brand in stainless steel, single trough and drainage board.
- Drains:
- Terraces and decking: Syphons of protected polypropylene.
- Garage and interior garden areas: Cast iron drain holes.
INTERIOR FINISHES
- Satin finish plastic paint type EMULDIS applied "a gotele" or similar.
- Kitchen: Tiled with coloured ceramic stoneware tiles with decorative frieze.
- Bathroom and washrooms: Tiled in PORCELANOSA MARBRE SERIES or similar ceramic tiles with decorative fieze.
ELECTRICAL, AUDIOVISUAL AND COOLING INSTALLATIONS
- Installation of the electrical wiring in accordance with current legislation, with the corresponding circuits, differential circuit breakers and distribution boards for a medium degree of electrification.
- Installation of a collective TV-FM antenna, with outlets in the lounge and in all bedrooms.
- Complete installation in the building of the telephony network, with telephone outlets at two points in the lounge and all bedrooms.
- Video door phone system with wall telephone and audio / video terminal in the main entrance and / or in the kitchen of all homes.
- Pre installation of air conditioning in lounge and bedrooms.
LIFTS
- Access to homes: Nine THYSSEN type lifts or similar, with different number of stops.
- Local commercial area in blocks A and B: Two KONE type freight elevators or similar and two KONE type mechanical ramps with different numbers of stops.
GARAGE
- Access: HORMANN type sectional doors or similar, electrically operated.
- Floor: Solid concrete slab floor, electro welded steel mesh, pavement of stone and vapour barrier comprised of PVC sheeting.
- Perimeter walls: Waterproofing with EMUFAL type asphalt paint, DRENTEX type sheet of PVC or similar.
- Steel framed ventilation grilles and protection.
- Steel ventilation chimneys.
- Ramps: SCOFET type concrete slab pavement and drainage system for water fitted with cast iron grating or similar.
SWIMMING POOLS
- Large swimming pool and children's wading pool in each interior garden.
- Inside lining of GRESITE type ceramic tiles or similar.
- Furniture and other elements.
FITTINGS
- Kitchens
- TEKA kitchen furniture or similar with corresponding extraction system.
- Upper cupboards with a height of 90cm.
- Household appliances:
- TEKA Vitro ceramic Plate or similar.
- TEKA Oven / Microwave Oven or similar.
